People will always have differing requirements when looking to buy, such as size of home, layout, and location.  There are some aspects to home buying that are common to almost all buyers.

Location

This is still a number one and always will be.  When buyers are looking, they are not only looking at a specific property, they are also looking to see the state of the neighbours’ houses and sections.  They will have their eyes open for any graffiti, hope they won’t see any wrecked or run down cars, and in general will have a good look to get an idea of the types of people who live in the area.   If you are considering selling, that’s when it really does pay to get on with your neighbours!

Presentation

People really like to see a property well presented.  This can make a HUGE difference to your final selling price.  Even if your property is not new, as long as it is presented neatly and tidily, you know you are doing the most to maximise your sale price.  This starts right at the front gate.

Healthier homes

Buyers are more aware of healthier homes; homes with better indoor air quality.  You can be sure a mouldy smell will more than alert the senses of many of today’s buyers.  Cigarette smells and pet smells are equally as off-putting.

Sunny homes

Google research information recently showed how important the word ‘sunny’ was when advertising homes.  We find many buyers now wanting to know where north is as they figure out how much sun a home will receive.

Well maintained homes

Buyers want to know the home they are going to buy has been well looked after.  This is a very important part of keeping a home dry and healthy.  Areas like blocked gutters, or cladding that has not been regularly painted can potentially cause leaky problems in homes.

Property Records

LIM reports and Council files are important resources in today’s selling process.  Buyers frequently research Council files wanting as much information about the property as they can find.

Builders Reports

Most buyers want to see a builder’s report, especially if they are considering a monolithic clad home.  By getting your own builders report before you take your property to the market, you will have time to make any necessary repairs you may have been unaware of.  You can then have your property marketed for sale with far greater peace of mind.
